Deposit is payable upon application and to secure the property and is equivalent to one month’s rent. This secures the property until the references are completed and will be held throughout the tenancy in accordance with the DPS.
If we are unable to secure a tenancy for you after thoughtful consideration we will refund the Deposit in full. If you (the tenant) back out of the application once the deposit has been paid then you will unfortunately lose the deposit. This is because the landlord would have taken the property off the market and Let Me would have suspended viewings, so in effect the landlord has lost out on other potential prospective tenants

The deposit is held to cover any breakages, damages or other tenant liabilities. It will be protected in accordance with the Tenancy Deposit Protection legislation. Let Me DO NOT hold deposits.
At the end of the tenancy the deposit will be forwarded to the tenant once we have completed a satisfactory inspection of the premises to access any damages or deductions due. The deposit cannot be used to cover rent.
The offer of a tenancy is subject to references and certain criteria being satisfied.
- The rent is paid on a calendar month basis by standing order direct to us if the property is Fully Managed or direct to the landlord if it is not.
- The 1st month’s rent is payable in advance on the day of move-in and MUST be cleared funds.
- All rents are excluding gas, electricity, council tax and water rates, telephone costs where applicable.
- Late rental payments are subject to charges being added and could result in your tenancy being terminated if it happens more than once.
We insist that each tenant takes out insurance cover to insure their own contents and accidental damage to landlords’ contents. We can arrange it for you before the tenancy begins.
A full detailed inventory is compiled with supporting photographs, it is checked at the start and the end of the tenancy in the presence of the tenant. Any dilapidations other than general ‘wear and tear’ will result in deductions from the deposit
When renting a property there are certain procedures for repairs and maintenance. If for any reason repairs are required, the tenant must inform Let Me immediately. Repairs are to be carried out by approved contractors of Let Me. Any repairs that are not authorised will not be reimbursed by the landlord or Let Me. Similarly – If a contractor is called ‘out of hours’ for a non-emergency, you as the tenant will be liable to pay a call-out fee.
